What drives the price
- How far the rot goes: trim only, or into the framing or subfloor.
- Where it is: ground-level trim is easier than fascia at the roof edge.
- Materials: PVC fascia board costs more than wood per foot (HomeAdvisor); our advice is that it holds up better where wood keeps getting wet.
- Matching: historic or custom profiles cost more to match.
- Termites: if they're present, our advice is to have a licensed pest control company treat first; treatment is licensed pest control work (s. 482.071).
- Old paint: the EPA requires anyone paid to disturb paint in a pre-1978 home to be lead-safe certified.
Permits in Pinellas County
Whether a rot repair needs a permit depends on the city and the scope. St. Petersburg's Building Permits page says its under-$7,500 exemption doesn't cover structural components, "including window and door replacement, roofing, soffit and fascia, or siding," or properties in a flood hazard area, and its list of exempted permits says properties in historic districts "may not be exempt from permit requirements." The state exemption is in s. 553.79(1)(g), Fla. Stat.. In St. Pete's local historic districts, exterior changes may also need a Certificate of Appropriateness. Ask your building department before work starts.
