Flooring installation cost in Pinellas County: laminate, vinyl plank, tile and engineered wood

Short answer: in Florida, BuildPriced's 2026 contractor quote data puts typical installed prices at about $5 per square foot for laminate, $6.50 for luxury vinyl plank, $11 for porcelain or ceramic tile and $13 for engineered hardwood (May 2026). Flooring installation cost per square foot

Installed prices include material and installation. BuildPriced says its Florida prices include "material, installation labor, basic underlayment where applicable, and trim/transition strips."

Floor Florida, typical installed (BuildPriced) National, installed (HomeGuide) Do it yourself?
Laminate $5.00 per sq ft $4–$14 per sq ft Some of it: click-together floors over a dry, flat floor, following the maker's guide
Luxury vinyl plank (LVP) $6.50 per sq ft; mid-tier $5.00–$8.00 $4–$16 per sq ft Some of it: same as laminate; test the slab first
Porcelain or ceramic tile $11.00 per sq ft $10–$50 per sq ft (HomeGuide, all tile) No for most homeowners: needs a flat, well-prepped slab and tile-cutting skill
Engineered hardwood $13.00 per sq ft $7–$20 per sq ft No over a slab: needs moisture testing and the right barrier

Angi's Tampa page lists average costs per square foot of $3 to $13 for laminate, $2 to $14 for vinyl, $15 to $20 for tile and $4.50 to $16 for engineered wood, and says new flooring averages $12.50 per square foot for midrange projects in Tampa. The page doesn't say whether its per-type figures include installation, so compare them with care.

Laminate flooring installation cost

  • Florida: about $5.00 per square foot installed (BuildPriced, 2026).
  • National: Angi says laminate installation costs "$3 to $13 per square foot on average," with materials around $1 to $5 and installers charging around $2 to $8 per square foot. Its national average is $2,996, with most homeowners paying $1,471 to $4,656 (August 2026).

BuildPriced calls laminate the "cheapest hard-surface option, but the HDF core swells if it gets wet." It says to avoid it "in kitchens, baths, and any room one bad pipe leak from a flood."

Luxury vinyl plank installation cost per square foot

  • Florida: about $6.50 per square foot installed; mid-tier LVP runs $5.00 to $8.00 (BuildPriced). A typical 1,000-square-foot Florida LVP job runs about $6,500 to $8,500 including basic underlayment.
  • National: HomeGuide lists LVP at $2 to $10 per square foot for materials and $4 to $16 installed (February 2026). Angi says vinyl flooring labor "typically runs $1 to $10 per square foot, not including materials," and puts the national average vinyl job at $2,519, with most spending $1,007 to $4,050 (September 2026).

Engineered hardwood installation cost

  • Florida: about $13.00 per square foot installed (BuildPriced), which calls it "the FL-tolerant hardwood option."
  • National: HomeGuide lists engineered hardwood at $2 to $9 per square foot for materials and $7 to $20 installed.

Flooring installation labor cost per square foot

Labor only Per square foot Scope
All flooring $2–$8 Tampa (Angi, Aug. 2026)

Vinyl $1–$10 National (Angi, Sept. 2026)
Ceramic or porcelain tile $3–$15 National (HomeAdvisor, June 2026)

Angi's Tampa page says the labor portion depends "on materials and complexity." HomeGuide notes labor can run "as high as $20 per square foot to install heavy tile."

How much does it cost to install flooring in a house?

Job Typical cost Scope Do it yourself?
Small: one room, 10x10 to 12x12 (100–144 sq ft) About $1,250–$1,800 Tampa, midrange, at $12.50 per sq ft (Angi) Some of it: laminate or click-together LVP in a dry room
Medium: 16x16 to 20x20 (256–400 sq ft) About $3,200–$5,000 Tampa, midrange (Angi) Some of it: plank floors; tile is harder
Large: 1,000 sq ft of LVP $6,500–$8,500 Florida (BuildPriced) No for most: slab testing, prep and transitions add up
Large: 1,000 sq ft, by material Laminate about $5,000; tile about $11,000; engineered wood about $13,000 Florida (BuildPriced) No for tile or wood over a slab

National figures from HomeGuide: $800 to $3,000 for 200 square feet, $2,000 to $7,500 for 500 square feet and $4,000 to $15,000 for 1,000 square feet. BuildPriced puts a Florida flooring project at $4,000 to $25,000, typically about $8,500, and says most Florida jobs cover 800 to 1,800 square feet.

Cost to remove old flooring

Item Typical cost Scope Do it yourself?
Tear-out and disposal $1.00–$2.50 per sq ft (about $1.00 carpet, $2.50 tile) Florida (BuildPriced) Some of it: carpet; not tile or old vinyl
Removing old flooring $1.50–$3.50 per sq ft Tampa (Angi) Depends on the floor
Leftover mastic under glued-down vinyl Often $1.50 per sq ft on its own Florida (BuildPriced) No in older homes: have it tested by an accredited asbestos professional first (EPA)
Tile removal $2–$7 per sq ft National (HomeGuide; HomeAdvisor's figure includes repairing damage) No: loud, dusty and hard on the slab
Carpet removal $0.70–$1.60 per sq ft National (HomeGuide) Yes, for most homeowners

Before pulling up old vinyl, the EPA lists "Vinyl floor tiles and the backing on vinyl sheet flooring and adhesives" among places asbestos may be found, and says "If in doubt, treat the material as if it contains asbestos and leave it alone." It also says taking samples yourself "is not recommended."

Subfloor and slab prep costs

Item Typical cost Scope Do it yourself?
Vapor barrier under floating floors on a slab $0.40–$1.40 per sq ft Florida (BuildPriced) Some of it: usually part of the install
Underlayment $0.50–$5.40 per sq ft Tampa (Angi) Some of it: follow the maker's guide
Subfloor replacement $3–$10 per sq ft Tampa (Angi) No: structural
Subfloor replacement $2.20–$4.75 per sq ft National (HomeGuide) No: structural
Stairs $40–$80 per tread Florida (BuildPriced) No for most homeowners
Transitions to another floor type $25–$60 each Florida (BuildPriced) Yes, for simple thresholds

BuildPriced says slab-on-grade Florida homes "need a vapor barrier under floating-floor installs (LVP, laminate, engineered hardwood)," and that tile's backerboard or membrane is "usually included in installer's per-sqft tile rate." Its prices exclude "subfloor leveling beyond 3/16" / 10ft," stairs, baseboards and furniture moving.

What drives flooring installation prices

  • The material. In Florida, tile (about $11 per square foot) and engineered wood (about $13) cost more installed than laminate (about $5) or vinyl plank (about $6.50) (BuildPriced).
  • What's coming out. Tile is the hardest to remove; glued vinyl can leave mastic that costs extra (BuildPriced).
  • The slab. Moisture testing, a vapor barrier and leveling a wavy slab add cost. Every product has its own moisture limits; follow the maker's installation guide, which the warranty depends on.
  • Layout. BuildPriced says diagonal patterns add about 10% to labor, and stairs and transitions are priced separately.
  • Older homes. Old vinyl flooring and adhesives may contain asbestos (EPA), which changes how they can be removed.

Do you need a permit to install flooring?

Usually not, but check your own city:

  • Clearwater: the city's permit FAQ says "In general, a permit is not required for painting, putting up wallpaper, installing flooring such as tile/carpeting, replacing kitchen/bathroom cabinets or fixtures, or repairing a very small and minor roof leak with a job market value of less than $500."
  • Dunedin: the city's homeowner permit guide says "No permits are needed for the following work," and lists "Carpet, vinyl and ceramic tile flooring installation."
  • Everywhere else: call your city's building department, or Pinellas County for unincorporated areas. Replacing a damaged subfloor or framing is different work: Clearwater, for example, says a building permit is required to "construct, enlarge, alter, repair" a building or structure.

A permit isn't the only approval: condo and homeowner associations often have their own flooring rules.

Pinellas notes

  • Humidity and slabs. Angi's Tampa page says "Humidity levels approach 80% in August," and that professional installers take precautions "including moisture barrier installation beneath flooring." Have the slab tested before a floating or wood floor goes down.
  • Condos. Section 1207 of the Florida Building Code, Building covers airborne and structure-borne sound transmission, measured by lab or field tests (Florida Building Commission). About half of Clearwater's homes are in buildings with two or more units (Census, ACS 2024 5-year), so many owners also have association rules. Read your condo documents and get approval before you buy.
  • Older homes. Clearwater's median home was built in 1978 (Census, ACS 2024 5-year). Have old vinyl flooring and adhesive tested by an accredited asbestos professional before removal (EPA).
