Short answer: cleaning interior water damage runs about $2.14 to $3.64 per square foot in the Tampa area, by Handoff's 2026 estimate. Most whole water damage restoration jobs cost $2,000 to $6,000 nationally (HomeGuide, 2026), and the price climbs fast when the water is dirty, the damage has spread, or mold has started. Repairing the ceiling afterward typically costs $280 to $984 in Tampa, with an average of $576 (Angi, 2026).
These are typical ranges, not quotes. Below is what each part of the job costs, what drives the price, and which parts you can safely do yourself.
Water damage restoration cost per square foot
The biggest price factor is the type of water. Restoration companies sort it into three categories: Category 1 is clean water (a supply line or rain), Category 2 is gray water (a washer or dishwasher), and Category 3 is black water (sewage or floodwater). HomeGuide's national figures cover removing the water and drying the area.
| Water type | Cost per sq ft | Scope | Do it yourself? |
|---|---|---|---|
| Interior water damage cleanup (price depends on contamination) | $2.14–$3.64 | Tampa (Handoff estimate, 2026) | Some of it: small, fresh, clean-water spills you can dry within a day or two |
| Clean water (Category 1), extraction and drying | $4–$6 | National (HomeGuide) | Some of it: wet-vac and fans for small areas |
| Gray water (Category 2) | $6–$9 | National (HomeGuide) | No: needs cleaning and disinfecting with protective gear |
| Black water / floodwater (Category 3) | $9–$12 | National (HomeGuide) | No: the EPA calls flood cleanup "difficult and dangerous work" |
HomeAdvisor's national figures run a little lower, $3.50 to $7.50 per square foot depending on the category (2026). In both guides, black water runs about twice the price of clean water.
Water damage restoration cost by class
The "class" describes how far the water spread and how much it soaked in. National guides disagree on the middle classes, so both are shown.
| Class | What it means | HomeGuide (national) | HomeAdvisor (national) |
|---|---|---|---|
| Class 1 | Small area, little soaked in | $150–$500 | $150–$400 |
| Class 2 | A whole room, wet carpet and lower walls | $1,500–$5,000 | $500–$1,000 |
| Class 3 | Water from above, walls and ceilings soaked | $5,000–$15,000 | $1,000–$3,000 |
| Class 4 | Deep saturation: hardwood, plaster, concrete, storm surge | $15,000–$100,000 | $20,000–$100,000 |
Flood damage repair cost
Angi's Tampa page puts water damage restoration at $1,962 to $7,250, with an average of $4,606 (August 2026). By water type, its Tampa table lists $3.50 per square foot for clean water, $5.25 for gray water and $7.50 for black water, and it says black water "is common with hurricanes and flooding." After a flood, the rebuild is usually a separate bill from the cleanup:
| Flood repair | Typical cost | Scope | Do it yourself? |
|---|---|---|---|
| Drywall removal (the "flood cut") | $1.10–$1.98 per sq ft, including disposal | Tampa (Handoff, 2026) | Yes, once the power is safely off: see our guide to cutting out wet drywall |
| Wall insulation | $1.64–$4.04 per sq ft | Tampa (Handoff, 2026) | Some of it: removal, with protective gear |
| Drywall installation | $2.42–$4.36 per sq ft | Tampa (Handoff, 2026) | Some of it: check whether your city requires a permit |
| Old floor removal | $1.50–$3.50 per sq ft | Angi, Tampa page | Some of it |
| Subfloor replacement | $3–$10 per sq ft | Angi, Tampa page | No: often structural and permitted |
| New flooring | Average $12.50 per sq ft; most projects $1,376–$4,819 | Tampa (Angi, Aug. 2026) | Some of it |
| Rewiring | $2–$4 per sq ft | Tampa (Angi, July 2026) | No: licensed electrical contractor and permit |
| Elevation certificate | $400–$750, average $600 | National (Angi, May 2026) | No: prepared by a licensed surveyor or engineer |
Angi's national storm damage guide lists flood damage repairs (foundation, interior, mold, landscaping) at $2,500 to $15,000 (October 2026). In a flood zone, a large repair bill can also trigger the substantial damage rule, which can require elevating the home; see our house-raising price guide. In St. Petersburg, the city's review package asks for an itemized estimate and says it uses pre-storm prices for damage repairs; our St. Petersburg flood repair post explains how the city counts costs.
Cost to fix water damage on a ceiling
A stained or sagging ceiling usually means cutting out the wet drywall, drying the framing above, and patching, taping, texturing and painting. In Tampa, ceiling repairs average $576, with many homeowners paying $280 to $984 (Angi, March 2026). Nationally, HomeAdvisor puts water-damaged drywall repair at $600 to $1,550, and Fixr puts the ceiling part of a water damage job at $325 to $1,100.
Fix the leak first. A ceiling patched over a roof or plumbing leak that's still dripping will stain again. Roof leaks go to a licensed roofing contractor, and pipe leaks go to a licensed plumbing contractor.
Drywall water damage repair cost per square foot
Once the wet drywall is cut out, it has to be replaced. Installing new drywall in Tampa runs about $2.42 to $4.36 per square foot including materials and labor (Handoff, 2026). Nationally, HomeGuide lists drywall replacement after water damage at $1.50 to $3.50 per square foot. Our drywall repair price guide covers small patches and per-sheet pricing.
Mold remediation cost per square foot
If water sat long enough for mold to grow, the price goes up. Mold removal pros charge about $10 to $25 per square foot, and most professional remediation jobs cost $1,223 to $3,757 (HomeAdvisor, national, 2026). Fixr's range is $1,500 to $9,000. Testing runs about $250 to $350 for an inspection, and lab analysis adds more.
The EPA says you can usually clean mold under about 10 square feet yourself; for larger areas it points to its professional remediation guidance. Florida licenses mold assessors and mold remediators for jobs over 10 square feet (ss. 468.8411, 468.8419, Fla. Stat.). There are exemptions, including homeowners working on their own home and contractors working within their Chapter 489 license (s. 468.841). For a large or recurring mold problem, we recommend an independent licensed mold assessor. PHRS is not a licensed mold assessor or remediator. For Tampa prices by location (bathroom, attic, whole house) and mold inspection and testing costs, see our mold remediation cost guide.

What drives the price
- Water category. Clean water is the cheapest. Sewage and floodwater mean protective gear, disinfecting and throwing out more material.
- How far it spread. HomeGuide says the type and extent of the damage are the biggest factors.
- Time. Every day wet materials sit adds damage and the risk of mold. The EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth.
- What's wet. Carpet pad, insulation, hardwood and plaster cost more to dry or replace than tile and concrete.
- Other trades. Plumbing, electrical and roofing repairs are separate, by licensed trade contractors.
- After-hours calls. Emergency nights and weekends cost more.
Permits in Pinellas County
Drying out and replacing a little drywall usually doesn't need a permit. Replacing large areas of drywall, insulation, electrical or plumbing, or any work in a flood zone after a storm, often does. Permit rules are set by the city's building department (or by Pinellas County for unincorporated areas), so check with yours before you start. If a home in a flood zone has substantial damage, floodplain rules can require bringing the whole building up to current flood standards. Our Hurricane Season Guide has guides for several Pinellas cities.
Frequently asked questions
How much does water damage restoration cost per square foot?
In the Tampa area, cleaning interior water damage runs about $2.14 to $3.64 per square foot, by Handoff's 2026 estimate. Nationally, extraction and drying run $4 to $12 per square foot, with sewage or floodwater at the top of that range (HomeGuide, 2026).
How much does it cost to fix water damage on a ceiling?
Ceiling repairs in Tampa average $576, with many homeowners paying $280 to $984 (Angi, March 2026). Bigger damage, or a ceiling that has to come down, costs more, and the leak has to be fixed first.
Is it cheaper to dry out water damage myself?
For a small, fresh, clean-water spill you can dry within a day or two, yes. Floodwater and sewage are not do-it-yourself jobs, and wet drywall, insulation and carpet pad left too long will grow mold.
Does a mold problem change the price?
Yes. Mold removal adds about $10 to $25 per square foot nationally (HomeAdvisor, updated 2026). Florida licenses mold assessors and remediators for jobs over 10 square feet, with exemptions such as homeowners working on their own home (ss. 468.8411, 468.841). PHRS is not a licensed mold assessor or remediator.
How much does flood damage repair cost?
