Short answer: professional plaster repair runs about $2,000 to $7,200, with an average around $3,840 (Angi and HomeAdvisor, national, 2026). Small cracks and holes cost much less; ceilings and water or mold damage cost the most. In Tampa, ceiling repairs of all types average $576, with many homeowners paying $280 to $984 (Angi, March 2026).
Florida figures are limited, so most numbers below are national and labeled that way. These are typical ranges, not quotes.
Plaster repair cost per square foot
National guides disagree a lot, because "plaster repair" covers everything from a hairline crack to a ceiling coming down:
| Source (national) | Per square foot |
|---|---|
| Angi (July 2026) | About $48 average |
| HomeAdvisor (June 2026) | About $48 average; minor holes or hairline cracks $20–$30 |
| HomeGuide (2025) | $10–$100 |
HomeGuide also lists cracks at $4 to $5 per linear foot and a minimum job fee of $150 to $250. Judge by the job total, not just the per-foot price.
How much to repair plaster walls
| Job | Typical cost | Scope | Do it yourself? |
|---|---|---|---|
| Small hole (about 3 inches) | About $50 | National (Angi) | Some of it: small, dry, sound plaster; test pre-1978 paint for lead first |
| Crack (about 5 inches) | About $90 | National (Angi) | Some of it: hairline cracks that aren't growing |
| Spackling a small area | $20–$100 | National (Angi) | Yes, for small dry spots |
| Replastering a wall | About $5 per sq ft | National (Angi) | No: skilled trade work |
| Skim coat | $1–$3 per sq ft | National (Angi); HomeGuide lists $1.00–$1.30 | Some of it: hard to get smooth over large areas |
How much to repair a plaster ceiling
Ceilings cost more than walls because the work is overhead and loose plaster can fall. Angi's national guide says plaster ceilings can run "as much as $100 to $120 per square foot," and HomeGuide puts plaster ceiling repair at $50 to $100 per square foot, or $300 to $1,200 on average. In Tampa, Angi lists plaster-and-lath ceiling repair at $53 to $106 per square foot, and puts ceiling repairs of all types at an average of $576, with many paying $280 to $984 (March 2026). Our roof leak repair cost guide covers fixing the roof first.
A bulging or sagging plaster ceiling isn't a do-it-yourself job. The National Park Service warns that when plaster loses its grip on the lath, "gravity will simply cause chunks of plaster to fall to the floor."
Cost to repair water damaged plaster
Angi lists water-damaged plaster at about $100 per square foot nationally, and says a 4-foot-wide damaged area costs about $1,200 to repair. Fix the leak and let the wall dry completely first. The National Park Service says "Repairs made to a wet base will fail again." Our water damage repair cost guide covers drying out and mold.
The Maryland Historical Trust, a state preservation office, says "Most plaster walls can be saved if damaged by clean rainwater," which is often cheaper than tearing them out.
How much to replace plaster with drywall
| Item | Typical cost | Scope | Do it yourself? |
|---|---|---|---|
| Plaster removal, including disposal | $2–$3 per sq ft | National (HomeGuide) | No for pre-1978 homes without lead testing; older plaster may contain asbestos |
| New drywall, installed | $1.50–$3.50 per sq ft | National (HomeGuide); Angi lists $1.50–$3 | Some of it: see our drywall repair price guide |
| Replastering instead | $5–$10 per sq ft | National (Angi) | No: skilled trade work |
Replacing plaster with drywall can cost less per square foot, but demolition is messy and older plaster can contain hazards. The National Park Service notes that lead from lead-based paint is a danger during demolition, and that asbestos, used in the mid-twentieth century as an insulating and fireproofing additive, may also be present. The EPA says "If in doubt, treat the material as if it contains asbestos and leave it alone."
Testing costs to plan for
| Test | Typical cost | Scope |
|---|---|---|
| Lead paint inspection | $303–$706, about $505 average | Tampa (Angi, June 2026) |
| Asbestos testing | $231–$776, about $483 average | National (HomeAdvisor, June 2026) |
The EPA says homes built before 1978 may have lead-based paint and requires contractors paid to disturb paint in those homes to be lead-safe certified. It says taking asbestos samples yourself "is not recommended."
What drives plaster repair prices
- Wall or ceiling. Ceilings cost more.
- Water damage. Wet, crumbling plaster and broken lath cost the most, and the leak has to be fixed first.
- Lath type. The Maryland Historical Trust says plaster over metal lath is likely to need replacement after water damage.
- Matching old textures in an older home takes more time and skill.
- Lead and asbestos. Testing and safe work practices add cost in older homes.
- Repair or replace. Removing plaster adds demolition and disposal.
Permits in Pinellas County
Whether a plaster repair needs a permit depends on the town. The Town of Belleair, for example, has its own Building Department and says "New Construction, additions, alterations, and repairs require building permits" (Town Code Sec. 66-207, as summarized on its code enforcement page), and homes on its historic registry need a Certificate of Appropriateness for renovations. Check with your city's building department, or Pinellas County for unincorporated areas, before you start. Our post on moisture damage in older Belleair homes covers Belleair's rules.
