What drives the price
- Repair or replace. A clogged weep hole or failed caulk joint is a small job. Rot in the sill or frame, or water inside the wall, isn't.
- Impact rating and size. Angi's national figures put a large 12-foot impact slider at $8,000 to $9,000, against $2,000 to $3,000 for a typical hurricane-proof door.
- Hidden damage. Angi says reframing a door opening for water damage adds $130 to $380 in Tampa.
- Permits. In Clearwater, permit fees are based on the job's contract value (see below).
Do you need a permit to replace a window or sliding door?
Usually. Clearwater, for example, says "replacement of windows, doors, garage doors or skylights in existing or altered wall openings" requires a permit (City of Clearwater), and windows and exterior doors must carry Florida product approval or local approval (s. 553.842, s. 553.8425). Since July 1, 2026, a single-family owner (or the owner's contractor) can ask the building department in writing to exempt work valued under $7,500, but not in a flood hazard area and not for structural, electrical, plumbing, mechanical or gas work (s. 553.79(1)(g)). Clearwater's exempt request form lists stucco, fences, drywall, driveways, patios, turf, non-impact shutters and temporary storm protection, not windows or doors, and St. Petersburg treats window and door replacement as structural, so it isn't eligible there. Your building department decides.
What a permit costs in Clearwater: the city's fee schedule bases building permit fees on contract value. For projects of $100,000 or less, the fee is $33 plus $7.25 per $1,000 of value, and plan-review fees are listed separately. After-the-fact permits cost triple the permit fee the first time (10 times for repeat offenses by the same contractor). Confirm the fee for your job with the city.
Pinellas County notes
- Who issues the permit depends on your address: some cities run their own building departments; Pinellas County permits unincorporated areas and several cities, and Belleair Bluffs uses SAFEbuilt (county list).
- Salt air: window makers recommend cleaning tracks and weep holes more often near the coast; PGT says at least once a month in coastal areas.
- More detail: read our guide to why windows and sliding doors leak in wind-driven rain.
