Handyman and remodeling in Kenneth City, FL
Kenneth City is one of the oldest-housing towns in Pinellas. U.S. Census estimates put the median Kenneth City home at 1964, with about 90% of its 2,150 housing units built before 1980, mostly in the 1950s and '60s. These block homes are solid, and keeping them that way means repairing and updating them the right way.

Pinellas County's Building and Development Review Services issues building permits and does the inspections for Kenneth City under an interlocal agreement (440 Court St., Clearwater, (727) 464-3888). The town keeps zoning and flood review. Town Hall is at 6000 54th Ave. N., (727) 498-8948.
For many projects the county won't accept the application until the town confirms it meets the town's zoning and flood rules. The town's list sends additions, decks, porches, pool cages, slabs, sheds over 100 sq ft and similar work to the town first, with a $250 pre-approval application emailed to the town. Windows, garage doors, roofs, electrical, plumbing and A/C changeouts go straight to the county. Driveways, pavers, sheds up to 100 sq ft and some fences are reviewed by the town only.
The town says a fence permit isn't required for a single-family home that follows every rule in its fence code (Sec. 66-156): no fence over 6 feet, nothing past the 30-foot front setback except decorative fences under 3 feet, which have their own 8-foot front setback limit, and waterfront rear-yard fences no taller than 4 feet and visually open. An optional zoning and floodplain review costs $100.
The town's flood zone map (2020) shows most of Kenneth City in Zone X, with scattered AE and A zones. The town's permit review form includes a "50% Rule Determination" for homes in a flood zone; confirm how your project is measured with Town Hall. Kenneth City is a FEMA Community Rating System Class 8 town: a 10% flood insurance discount inside the Special Flood Hazard Area and 5% outside it.
Pinellas County's storm recovery permitting page applies to Kenneth City. It says limited demolition, such as removing damaged drywall, is allowed before a building permit, and that certain pre-FIRM homes and homes with major damage need a substantial damage inspection before a permit.
Florida law requires a recorded Notice of Commencement for most jobs over $2,500 (s. 713.13), and the permit office must get a copy before the first inspection when the contract is over $5,000, or $15,000 or more for an A/C repair or replacement (s. 713.135). We prepare it with you.

Five stars from your neighbors.
Showed up on time. They are very neat and clean. The work they did was excellent. I could not have asked for more. Price was perfect. Exactly what I expected. Top it off they found a couple things that needed to be done and did them at no cost. I would highly recommend them.
We have hired Patrick now for two jobs and each time was a great experience. His attention to detail along with his professionalism and fair prices is hard to find these day. I recommend Patrick to anyone looking for handyman services.
