What we do

How we handle it.

What a general contractor can do

Florida defines a general contractor's services as "unlimited as to the type of work" (s. 489.105(3)(a)). A general, building or residential contractor is responsible for structural work, and electrical, mechanical, plumbing, roofing, sheet metal, pool and A/C work is subcontracted to contractors licensed in those trades (s. 489.113(3)).

Clearwater permits, handled

Clearwater requires licensed contractors to register with the city (state license, contractor affidavit and insurance certificate naming the city) and apply online. The city lists residential plan review at 4 business days, currently extended by up to 15 days, and inspections can't be scheduled on jobs over $5,000 until the recorded Notice of Commencement is on file.

What Florida law puts in your contract

Residential contracts over $2,500 have to include the construction lien law notice (s. 713.015) and a statement of your rights under the Homeowners' Construction Recovery Fund (s. 489.1425). A contractor who takes more than 10% up front must apply for permits within 30 days and start within 90 days after they issue, unless you agree otherwise in writing (s. 489.126(2)(a)).

Easy to verify

Florida law requires a contractor's license number on every bid, contract and ad (s. 489.119(5)(b)). Look ours up, CGC1541672, on DBPR's Verify a Licensee page.

Patrick & Dylan do absolutely amazing work and cannot speak highly enough of them. I hired them initially for a full kitchen remodel, which included doubling the size of the kitchen, taking out walls, window install, masonry, paintwork, tile work, and more. I have also had them back since for door installs, tile work, windows, and other odd jobs.

Their quotes are extremely fair for the large scope of work they offer, and have never had a single occurrence of being nickel & dimed as a project went on. They set their prices and schedule up front with the signed project scope/payment schedule and have been amazingly prompt, courteous, and accommodating with every project. The attention to detail, time to planning & execution, and final outcomes are genuinely top tier.

In short, hire Patrick & Dylan, they are bar none the most personable & top notch guys I've ever hired to take on jobs for me.

We are having a great experience with Patrick and Dylan. We recently contracted to have the front facade of our home redone which included a simple removal of decorative wood, repair stucco and paint. As they began it was clear that there were many surprises - just like TV. We had a gaping whole in our house! They were able to give us a quote on the spot, knew exactly how to essentially rebuild the front of our home and worked diligently to get it completed. They had great communication via text email and digital quotes. Don't expect the least expensive, but you will get your money's worth. Everything was neat and clean after projects which was important. You will feel very comfortable with them around your home. Patrick was willing to work out some creative details and did research to help our ideas become a reality. We've hired them for two more projects - that says it all!

Do you want a fair, competitive, conscientious job done to your particular project ? Then this is the company that you want to deal with. I can’t express to you the level of satisfaction we found with this company. I very highly recommend them for whatever your plan is. You will not find a better multi service company than them. I state this sincerely and with the highest praise I could muster up. Keep up the good work guys. Much respect for a job well done !

Questions

Common questions.

Do I need a general contractor for a kitchen or bathroom remodel in Clearwater?

Not always. Clearwater says replacing kitchen or bathroom cabinets or fixtures, tile and painting don't need a permit, but wall and framing work and plumbing, electrical or A/C changes do, and the city says Chapter 489 requires licensed contractors to obtain permits and do the permit work, with very few exceptions for owner-occupied single-family homes and duplexes. See our kitchen and bathroom remodeling pages.

Can I pull my own permit as an owner-builder in Clearwater?

Florida's owner-builder exemption covers your own one- or two-family home for your own use, not offered for sale or lease; selling or leasing within a year of completion creates a presumption that it was built for sale or lease. You must personally supervise work not done by licensed contractors and personally appear and sign the permit application, and the exemption doesn't cover anyone you hire to act as a contractor (s. 489.103(7)). Clearwater has an owner-builder affidavit on its forms page.

How do I check a general contractor's license in Florida?

Search the contractor's name or license number on DBPR's Verify a Licensee page at myfloridalicense.com. The license number has to appear on every bid, contract and ad (s. 489.119(5)(b)). Florida law also makes contracts by unlicensed contractors unenforceable by the contractor (s. 489.128).

How long does a building permit take in Clearwater?

Clearwater lists its residential plan review target at 4 business days, currently extended by up to 15 days due to high volumes. On jobs over $5,000 (or over $15,000 to repair or replace an A/C system), the city requires a recorded Notice of Commencement, and inspections can't be scheduled until it's filed with the city.

Does a big remodel trigger flood rules in Clearwater?

It can if your home is in a flood zone. Clearwater counts additions and other improvements toward its 50% rule: work costing 50% or more of the structure's market value has to meet flood-protection requirements. We give you an itemized estimate the city can use.

Is my address in Clearwater or unincorporated Pinellas?

Some Clearwater mailing addresses are in unincorporated Pinellas County, which issues its own permits. The Property Appraiser's parcel page shows the tax district; we check before we apply.
